Construction loans are progressive drawdown loans where funds are released in stages as your builder completes each phase (slab, frame, lock-up, fit-out, completion). You only pay interest on the amount drawn down, not the total loan amount, during construction.
You'll need: fixed-price building contract, council-approved plans and permits, builder's insurance and warranty details, specifications and schedule of finishes, and standard loan documentation (income verification, ID, etc.).
Some lenders allow owner-builder loans, but requirements are stricter. You'll typically need a licensed builder's qualification, significant experience, and may be limited to lower LVRs (often 60-70%). Many lenders prefer licensed builders for risk management.
Cost overruns are your responsibility. It's crucial to have a contingency buffer (10-20% of build cost) and a fixed-price contract where possible. If funds run short, you may need to contribute cash or arrange additional financing, which can be difficult mid-construction.
